Our approach involves a comprehensive journey from the initial concept to the final construction. We start by transforming your vision into tangible plans, utilizing floorplans and 3D renders to conceptualize the design. Our team expertly navigates you through the complexities of planning and city requirements, ensuring a smooth and efficient process. We also focus on delivering permit-ready buildable drawings, a crucial step that saves you both time and money.

At every stage, our team is committed to handling the intricacies of design and construction with finesse, ensuring every detail is considered. Our goal is to make the journey of building your custom home as seamless and enjoyable as possible, always keeping your unique needs and aspirations at the forefront.

Phase One: Programming (1 - 2 months):

We initiate the project with a Meet + Inspire session to grasp your vision and discuss the Design, Planning + Permitting Proposal. After your approval, we onboard you and embark on the Pre-Design Phase, focusing on site documentation, site survey, obtaining arborist reports, and a detailed review of your needs alongside site constraints.

Pre-Design Phase

  • Welcome to the team letter sent to the client.

  • Completion of “let us get to know you” document by client.

  • Site documentation. (site survey)

  • Arborist Report. (arborist)

  • Review of site restrictions and guidelines.

  • Review of clients’ needs and wishes.

Phase Two: Schematic Design (1 - 2 months):

Here, we explore the building design, including space planning and exterior concepts. Together, we'll confirm crucial elements like layout and exterior aesthetics, collaborating with our build team for a thorough feasibility assessment.

Building Design Phase

  • Review of site restrictions and guidelines with clients.

  • Review of clients’ needs and wishes with clients.

  • Space Plan + Functional Design.

  • Approval of space planning.

  • Approval of exterior. (front elevation)

  • Review of heating and cooling systems.

  • Review of building method with clients.

  • Review of site plan.

  • Review of proposed space plan, exterior front elevation, heating and cooling systems and building methods with client and build team.

  • Issued to build team for high-level feasibility and overall audit.

Exterior Concept Curation

  • Approval of exterior concept.

Drafting Phase

  • Creation of preliminary proposal document.

  • Creation of all exterior elevations.

Preliminary Proposal

  • Building design approval.

  • Landscaping approval.

Preliminary Design Approval

  • Submission of preliminary design.

Phase Three: Permitting (4 - 6 months):

During this phase, we manage the submission and approval processes for Development and Building Permits, ensuring all legal and structural requirements are adequately addressed.

Development Permit Phase

  • Submission of development permit phase.

Building Permit Phase

  • Completion and submission of building permit phase.

  • Structural Engineering or Truss Designer. (as needed)

  • Geo-technical report. (as needed)

  • Energy Advisor report.

  • Approval of equipment. (appliances, fireplaces, heating and cooling)

  • Approval of window and door selection.

  • Issued to build team for high-level feasibility and overall audit.

Phase Four: Design Development (2 - 4 months):

This phase is dedicated to actualizing your vision. We finalize and endorse both exterior and interior designs, finishes, and cost estimations, working closely with vendors to verify feasibility.

Exterior Development

  • Concept approval.

  • Exterior elevation approval.

  • Exterior finishes approval.

  • Exterior costing approval.

  • Issued to vendors for feasibility and overall audit.

Interior Design Development

  • Concept approval.

  • Interior elevation approval.

  • Coordinate with audio, lighting and automation consultants. (as needed)

  • Interior finishes approval.

  • Interior costing approval.

  • Issued to vendors for feasibility and overall audit.

Soft Goods Design Development

  • Curation of soft goods concept package.

  • Curation of soft goods budget.

  • Approval and parchment of soft goods.

Phase Five: Issue for Feasibility (1 - 2 months):

In the crucial phase of pricing and budgeting for soft goods our focus is on striking the right balance between style and cost. It's a critical step where we convert your design aspirations into practical, budget-conscious choices. Our team carefully selects soft goods and furniture that fit both your envisioned style and budget. Leveraging our knowledge of market trends and sourcing, we aim to offer affordable options without sacrificing quality or design. This approach ensures the final styling meets your expectations, offering a blend of elegance, comfort, and value.

Issue for Feasibility Design Package

  • Creation of interior and exterior drawing package.

  • Issued to vendors for feasibility and overall audit.

Phase Six: Issue for Construction:

We complete final design tweaks, make selections, and set the construction schedule, preparing and handing over the construction package to our build team.

Issue for Construction Package

  • Update, re-selection and re-design. (as needed)

  • Issue to the build team for procurement and scheduling.

Phase Seven: DEsign Support:

Throughout the build, we maintain close communication and provide support, overseeing every detail to align with your vision, including interior styling and coordination with all involved parties.

Construction Communication + Administration

  • Liaison and communication with the build team, vendors and suppliers.

  • Construction support is billed on an hourly basis.

Construction Phase (6 - 18 months or more):

The construction of your dream home unfolds, covering everything from excavation to framing, system installations, and the application of final touches, with careful consideration of Vancouver's climate to ensure realistic scheduling.

Post-Construction Phase (1 - 2 months):

In the final stretch, we supervise final inspections, aid in move-in preparations, and address any finishing touches, concluding the project with the finalization of contracts and ensuring everything meets your expectations.

Building a custom home is a substantial commitment, typically spanning 18 to 36 months.
